Utah is known for its natural diversity, with features ranging from deserts and sand dunes to dense pine forests and mountain valleys. It is located at the convergence of three distinct geological regions: the Rocky Mountains, the Great Basin, and the Colorado Plateau. Utah is a center of transportation, education, information technology and research, government services, mining, and a major tourist destination for outdoor recreation. Major industries in the state are mining cattle ranching, salt production, and government services. Petroleum production is a major industry in eastern Utah, and there are several petroleum refining companies near Salt Lake City. Mining is still an important industry, with minerals such as copper, gold, silver, molybdenum, zinc, lead, and beryllium. Fossil fuels, including coal, petroleum, and natural gas are also important to the economy, especially in Central Utah. Wind energy is also a burgeoning industry in the state. Utah ranks first among U. S. states in the proportion of income given to charity by the wealthy.
On January 1, 2015, you moved into the home and made it your primary residence. On January 1, 2017, you decided to sell the home for $750, 000, a gain of $250, 000. The home was owned for seven years (2010 - 2017). Five of those years do not qualify. The period of qualified use is then 2/7 x $250, 000 = $71, 428. Said another way, $178, 572 does not qualify for the primary residence exclusion and would be taxed at the long-term capital gains rate. As an aside, you can't spend time in both homes and try to claim them as primary residences. Only one home can be claimed as your primary residence. Deferring Capital Gains Taxes On Sale Of Second Home Can you defer capital gains taxes on the sale of a second home? To take advantage of a 1031 exchange, which will allow for deferring gains taxes, the home must be an investment property. If you are not renting out the property, it isn't an investment property. This doesn't mean you're out of luck. There are a few rules to follow when converting your second home into an investment property.

Horseshoe Lake Horseshoe Lake, tucked away almost unnoticed on the border of Kitsap and Pierce Counties, is a quiet paradise for the few people fortunate enough to have found their way to the fishing, swimming, horseback riding and golfing community. While today the area is tranquil, back in the 1950's it was a wild, rollicking place. An old dance hall used to sit where the county park exists today. The hall was the second largest in South Kitsap, with only the Belfair Barn in neighboring Mason County a bigger dance joint. Back then, dancing was considered by some to be taboo. The hall, however, was packed on the weekends, attracting hundreds from throughout the area. Residents growing up in the area remember being told by their parents to stay away from the decadent dance hall. It was quite the thing at that time. It was the place to hang out. It had quite a reputation. Sailors used to go there all the time. It caused problems as they used to get in fights all the time. The dance hall was torn down in 1959.
